New Mixed-Use Development Proposed for Busy Downtown Bozeman Corner

A prominent corner in downtown Bozeman may receive a significant transformation. A new four-story building featuring a mix of retail, commercial, and residential space is proposed for the high-traffic intersection of West Babcock Street and South Willson Avenue.

The proposed development, located on the southwest corner of the intersection, would replace a small, unoccupied two-story building and its adjacent parking lot. The plan envisions a modern structure designed to enhance the urban fabric of the neighborhood.

The new building is slated to feature two floors of retail or commercial space. The upper two stories will house a total of four for-sale residential apartments, each planned to be between 1,500 and 1,600 square feet.

Renderings for the project showcase a building with a brick exterior and large, inviting windows on the ground level. The design intentionally connects with the architectural style of the surrounding area, particularly the bustling retail and restaurant corridor along Willson Avenue to the north. The brick veneer reflects the classic feel of nearby buildings while offering a more modern interpretation. The project's stated goal is to better utilize the corner and add a more dynamic presence to the downtown landscape.

The development team also made a conscious effort to respect the scale of the neighborhood. Though downtown zoning could have allowed for a taller structure, the building was designed at four stories to avoid overpowering the surrounding area. Site plans indicate that some on-site parking will be retained to the west of the new building along Babcock Street.
